What Rentu Rooms is
Rentu rents the whole home from the owner, adapts and furnishes it for room-by-room letting and manages everything day to day: tenants, rent collection, incidents and maintenance. The owner receives a fixed, guaranteed rent.
Designed for owners and investors who want passive income with no management.
Why Rentu exists
It grew out of what owners were telling us
AFAL is a family business with more than 30 years in the Canary Islands property sector. In recent years we saw more and more clients wondering whether to carry on letting their homes.
With changes in legislation and in the market, many feared non-payment, squatting or "inquiocupación" (tenants who stop paying and stay on). Some families reconsidered whether they wanted to keep managing their properties.
At the same time, housing prices in city centres were rising to the point of excluding young people and those on modest incomes.
We founded Rentu Rooms to help on both sides: so that owners have a safe, guaranteed letting without hassle, and so that decent rooms exist in central areas.

Why traditional letting keeps asking for more work
These are the four challenges owners face, and the ones Rentu wants to take off your hands.
- Risk of non-payment and legal uncertaintyThe protection the LAU (Spain's urban lettings act) gives tenants has led to many cases of unpaid rent and squatting. The legal process is long and complex, and in most cases it takes years.
- Challenges in managing tenantsFinding and managing a tenant takes a lot of time and turns what should be passive income into a demanding job.
- Administrative tasksDrafting contracts and finding reliable tenants takes time and resources.
- Damage and maintenance costsDaily use causes wear and tear and repairs that the owner pays for, which reduces the return.

Four reasons to rent your home to Rentu
Rentu answers these challenges with completely passive income.

Who lives in your home
Four tenant profiles
Depending on the property and the area, each home gets a consistent profile so that living together works.
Students
Young people from the islands, the mainland or abroad who are studying in the city and want a room in good condition.
Workers
Working people, including hospitality staff, who want a decent, central room without paying for a whole home.
Transitional tenants
People who need temporary accommodation because of a divorce, a relocation or a change of job.
Digital nomads
Professionals who work remotely and spend a period of time in the Canary Islands.
We select the tenants, and they must always follow the cleaning and house rules. If they keep breaking them after attempts at mediation, we terminate the contract and they must leave the home.
How we manage a home let by the room
- 01
- Medium-length stays — Typical stays are between 4 and 12 months, in furnished rooms.
- 02
- Cleaning every two weeks — Common areas are cleaned every fortnight. The person who cleans also checks the home and reports any problem.
- 03
- Maintenance included — We have a maintenance service to resolve any problem quickly and without bothering you.
- 04
- No shared living room — The living room becomes another bedroom, to avoid noise and gathering points for neighbours and to improve the return.
- 05
- Adaptation at our expense — Rentu pays for the adaptation: partitions, full furniture, lighting, décor, paint and appliances as needed.

What we improve so it works by the room
- Furniture and fittings.
- Appliances and décor.
- Small renovations or improvements.
- Maintenance and repairs.
The aim is to keep the home in good condition and make it attractive to the right profile.

FAQ
Frequently asked questions
Who signs the contract?
You sign a single management agreement with Rentu Rooms, which rents the whole home. Rentu then signs the contracts for each room, governed by the Civil Code. You do not deal with the tenants.
Who selects the tenants?
Rentu does: we find, screen, sign and manage the tenants of each room. We choose a consistent profile for each home, and tenants must always follow the cleaning and house rules.
What happens with repairs?
They are at our expense. We have a maintenance service, and the person who cleans the common areas also checks the home and tells us about any problem, so that small issues do not turn into costly damage.
How long does the process take?
You can have the agreement signed within a week: visit on day 1, proposal on days 2 to 3, and signing with handover of the keys on days 4 to 5.
What happens if a tenant breaks the rules?
We try mediation first. If the breach continues, the tenant's contract is terminated and they must leave the home.
